Three Loan Estimates, gathered in the same week, compared on page two. That is the whole method. Everything below is just a list of places to get them from.

A relationship you should know about before you read any further
My wife works in the mortgage industry. My site names her elsewhere as a loan officer, and I am not going to bury that at the bottom of a page. I receive no referral fee, no kickback and no shared compensation from her, from her employer, or from any other lender — and there is no requirement, expectation or advantage to you in using her. She appears in the list below only because her company met the same verification standard as everyone else on it.
If you would rather not use a lender connected to me at all, that is a completely reasonable position and it will not affect anything about how I represent you. Use any of the others, or one not on this page.
The method
How to compare lenders properly
- Ask for a Loan Estimate from each. It is a federally standardised form, so every lender's looks identical and the boxes line up.
- Collect them close together. Rates move daily. Estimates from three different weeks are not comparable.
- Compare origination charges and points, not just the headline rate. A rate bought down with points is not a cheaper loan.
- Say what the property is. Condo, second home, dock property, flood zone — each of these changes which lenders are actually competitive, and a lender who does not ask is not paying attention.
- Check both NMLS IDs, the company's and the individual loan officer's, at NMLS Consumer Access.
Multiple mortgage credit pulls inside a short shopping window are treated as a single inquiry by the scoring models. Fear of that is the main reason buyers stop at one quote, and it is unfounded.

A broker places your file with a wholesale lender rather than lending its own money. On unusual coastal files — non-warrantable condos, second homes, self-employed income — that access can matter more than the name on the door.

A brokerage. Their site says they work with more than fifteen wholesale lenders but does not name specific loan programmes, so none are listed here — ask them directly which programmes they can place.
For the military community
A VA-specialist lender
Between Mayport, NAS Jacksonville and Kings Bay, VA volume on this coast is enormous, and there is a genuine difference between a lender who closes two VA files a year and one who closes hundreds. Several companies elsewhere on this page write VA loans; the one below writes nothing else.

A VA-only lender. Their site carries the standard notice that they are a VA-approved lender and are not endorsed or sponsored by the Department of Veterans Affairs. Their Jacksonville branch has its own NMLS number, 2682943.
Credit unions
Jacksonville-headquartered credit unions
Membership eligibility applies, and all three lend on Florida property. Credit unions hold more loans in portfolio, which occasionally buys flexibility on a file that does not fit a standard box.

An FDIC-insured nationally chartered mutual savings bank. Their own partner page lists a Northeast Florida loan-officer team. Their Building Communities down payment product is limited to specific census tracts in Clay, Duval and Marion counties. NMLS 408902 also appears on the Florida Housing participating-lender list.
Being straight with you
What is missing, and why
Eleven companies is a short list for this metro. Every entry had to be verified by loading that company's own website and reading the fact off the page, which excluded several obvious names whose sites could not be read at all — Community First Credit Union of Florida, 121 Financial Credit Union, Ameris Bank, EverBank and Jet HomeLoans among them.
- None of those omissions is a judgement. They are gaps in what could be verified.
- National and online-only lenders are not covered here at all. This page is about companies with a local footprint.
- Jumbo financing is often best handled by a portfolio lender or a private bank rather than anyone on this list. If you are buying above the conforming limit, ask me and ask a broker who does that work regularly.
- Programs listed under each company are only the ones that company publishes on its own site. A lender not showing FHA here may still offer it.
Common questions
Do you receive anything if I use a lender on this page?
No. No fee, no referral payment, no marketing arrangement, and that includes the company my wife works for. Any financial relationship with a settlement service provider would have to be disclosed to you in writing under federal law, and I would disclose it here as well.
Am I expected to use your wife's company?
No, and nothing about your representation changes either way. It is listed because it met the same verification standard as the others, and it is disclosed at the top of the page so you can decide with the full picture.
Which lender is best for a condo at the beach?
Whichever one has recent experience with that specific building. Condo financing turns on project approval, owner-occupancy ratios and reserves. Ask each lender directly whether they have closed in that building before.
What is an NMLS ID?
A unique identifier in the Nationwide Multistate Licensing System, held by both the company and the individual loan officer, and searchable free at NMLS Consumer Access. Anyone originating a residential mortgage should give you theirs immediately.
Should I use the builder's preferred lender?
You can, and the incentives are sometimes genuinely worth it. You are never obliged to. Get their Loan Estimate and two others, and count the incentive as part of the total cost rather than as a reason not to compare.
