Neighborhood Guide · Clay County, Florida
Glen Laurel, Middleburg
Glen Laurel is an entry-price Middleburg neighbourhood, the kind of place first-time buyers and downsizers actually compete for in Clay County. It is small, so read the numbers with that in mind.
Market snapshot
Nine closings were recorded at a median of $259,000 and around $172 a square foot, with homes averaging 34 days on market and 4.0 months of supply. The source labels this a seller's market with limited data, and the limited-data note is the important half of that sentence — nine sales is not a large sample, and one unusual closing shifts the median. Median price read about 4% below the prior year.
Market figures above are aggregated community sales data taken from the public community-data index published at the website movewithmomentum.com (an unaffiliated third party), dataset generated 2026-07-13, reflecting sales as of 2026-07-09. Figures are area aggregates, not an appraisal or a valuation of any individual home, and they change as new sales record. HOA dues, CDD fees and property taxes are NOT shown here: the only figures available for them are modelled estimates rather than recorded amounts. Ask Tim Sherman for the current recorded numbers before you rely on them.

What to check before you buy here
At this price point, condition drives everything. Roof age, electrical panel type and the presence of polybutylene plumbing will each affect whether a lender's insurer will write the policy at all. Have those three checked before the appraisal, not after. Ask your insurance agent for a wind mitigation inspection before you shop coverage — a newer roof and hurricane-rated openings can pull real credits off a Citizens or private-market premium, and on a home this age a four-point inspection is often required by the carrier before they will bind a policy at all.
Commute and nearby employers
Middleburg sits close enough to Camp Blanding Joint Training Center, on the Clay–Bradford county line, that a good share of Glen Laurel buyers are Florida National Guard families or civilian contractors training there — call it a 10 to 25 minute drive via SR-16 and SR-21 depending on which end of the base you're headed to. The First Coast Expressway is also stitching this corner of the county to I-10 and, from there, to NAS Jacksonville and the rest of the county's job base, which is slowly changing what "close to work" means for a Middleburg buyer. It is still a longer haul to the Naval Air Station than Orange Park or Fleming Island, and I tell clients that plainly rather than round it down.
Schools, and the flood check I'd run before you write an offer
Glen Laurel falls in the Middleburg High School Zone, which covers Middleburg, Two Creeks and the Black Creek rural corridor — verify the current elementary and middle assignment directly with Clay County Schools before you rely on it, since boundaries get redrawn as the county grows. On the insurance side: this is inland Middleburg, not the coast, but it is still Clay County near the river corridor, and I do not skip the flood-zone check just because a listing isn't waterfront. Pull the FEMA flood map for the specific parcel at msc.fema.gov and ask the seller for an elevation certificate if one exists — it is the only document that tells you which side of a flood-zone line a house actually sits on, and it can move a premium by real money either way.
Reading these numbers as a buyer or a seller
Nine sales is not a lot to build a strategy on, so I treat the median here as a rough marker rather than a price to negotiate from directly. If you're selling, 34 average days on market tells you Glen Laurel homes that are priced and presented correctly do not sit — but a small sample also means one overpriced listing can drag the average up without meaning much. If you're buying, that same thin sample cuts the other way: do not assume the next Glen Laurel sale will land at $259,000 just because the last nine averaged there. Ask me to pull the individual closings, not just the aggregate, before you set an offer number. That is the difference between a dataset and an actual comp.
