Tim Sherman ("we," "us," "our") respects your privacy. This policy explains what we collect when you visit www.thesaltwaterrealtor.com, how we use it, and the choices you have.

1. What we collect

When you fill out the contact form, request a property estimate, or message Tim through the chat widget, we collect:

• Identifying details you provide: name, email address, phone number.
• Content of your message — what you wrote when reaching out.
• Property or transaction details if you choose to share them (price range, areas of interest, timing).

We do not use cookies for tracking or advertising. We do store a single non-identifying preference in your browser's localStorage so the site remembers whether you prefer light or dark mode and so the AI chat widget can maintain conversation flow during a session.

2. How we use it

The information you share is used only to respond to your inquiry and, if you become a client, to provide the real estate services you've requested. We do not sell, rent, or trade your personal information. We do not share it with anyone outside of:

• Tim's brokerage (Momentum Realty) when required for transaction processing.
• Cloud infrastructure providers (Cloudflare, Google) who process data only to deliver the site and AI features. They do not use your data for their own purposes.
• Title companies, lenders, and other parties that you and Tim mutually agree are necessary for a specific transaction.

3. AI chat widget

The chat widget on this site is powered by AI (Google Gemini). Conversations are processed in real time to generate responses and are not used to train any model. The widget is intended to start a conversation — it does not give legal, financial, or formal real estate advice. For decisions that matter, please speak with Tim directly.

4. Net Sheet calculator + other tools

The Net Sheet, mortgage estimators, and other interactive tools on this site run entirely in your browser. Your numbers stay on your device unless you choose to use the "Save & Email" feature, in which case the inputs are sent through Tim's contact form along with your message.

5. Children

This site is not directed at children under 13. We do not knowingly collect information from anyone under 13.

6. Your choices

You can:

• Request a copy of any personal information we have about you.
• Request deletion of your information from our records (subject to legal record-keeping requirements for completed real estate transactions, where Florida law requires retention).
• Opt out of any future communication at any time by replying STOP, asking Tim to remove you, or simply not responding.

7. Data security

Contact form submissions are transmitted over HTTPS and stored encrypted. We use industry-standard security practices, but no system is perfectly secure. Don't share information you wouldn't be comfortable putting in any other professional email.

8. Third-party links

This site links to external services like Zillow, FlexMLS, and social media platforms. Those sites have their own privacy practices, which we don't control. Read their policies before sharing information with them.

9. Florida residents

Under Florida law, you have the right to know what personal information we collect, to request deletion, and to opt out of any sale of your personal information. We do not sell personal information.

10. Updates to this policy

We may update this policy from time to time. Material changes will be noted at the top of this page with a new "Last updated" date.
