The site exists to share information about Tim's services, market insights, and current listings, and to make it easy for prospective clients to start a conversation.

The Net Sheet calculator and other interactive estimators on this site use standard Florida formulas to produce approximate numbers. Actual closing costs vary based on the specific transaction, lender, title company, county, and other factors. The numbers you see are estimates, not commitments. Property information on this site is believed to be accurate but is not guaranteed. Property listings are subject to change without notice. Always verify pricing, availability, lot size, square footage, school zoning, HOA terms, and all other material facts before making decisions. MLS data is provided by the local Multiple Listing Service and is subject to their accuracy standards.

The chat widget and other AI-powered features use third-party AI models (Google Gemini, Cloudflare Workers AI). AI can make mistakes, including stating something incorrect with confidence ("hallucinations"). Never rely on the chat widget for definitive answers. Always confirm with Tim.
