- Docks, Lifts & Seawalls: The presence of a dock or boat lift does not guarantee current legality or permit compliance with the St. Johns River Water Management District (SJRWMD), Florida Department of Environmental Protection (DEP), or U.S. Army Corps of Engineers. Tim strongly advises buyers to engage accredited marine surveyors (SAMS/NAMS) during the inspection period.
- Water Depth & Navigation: Stated mean low water (MLW) depths and bridge clearance heights are based on nautical charts and seller estimates. Tides, seasonal shoaling, and weather conditions cause variations. Buyers are encouraged to take test water tours during low tide.
- FEMA Flood Zones & Wind Insurance: Flood designations (VE, AE, X) dictate lender insurance mandates. Windstorm and flood insurance premiums are subject to carrier underwriting and elevation certificate data. Buyers must obtain formal insurance binders during their contractual contingency period.
