"Pending/under contract" counts listings that went pending in the window, including those that have since closed. It leaves out listings marked active under contract, so it runs a little low. Closings are often recorded a few days late. Median sold price is for the 30-day window only, so the 7-day rows show n/a. Price-cut counts were not part of this pull, so they are not shown.

Mortgage rates eased a little. Freddie Mac's 30-year fixed average was 7.32% on Oct. 22, 2026, down from 7.40% the week before and up from 6.19% a year ago (Freddie Mac PMMS).
